The Remodelers Council of the Home Builders Association of Raleigh-Wake County (HBA) announces the winners of its annual STAR Awards, a program that showcases Triangle area remodelers for their professionalism and excellence in remodeling projects. In addition to recognizing 38 outstanding remodeling projects, the council also presented two members of the council with special awards to recognize their outstanding contributions to the efforts of the council. This year the 2009 Remodeler of the Year Award went to John R. Sperath, president of Blue Ribbon Residential Construction, Inc., and the 2009 Associate of the Year Award to Kerry Celestini, media and marketing manager for Habitat for Humanity of Wake County.

Sperath, a remodeler with over 25 years of experience in the construction industry, has been an active member of the HBA and the council for over 12 years. As a proponent of education, he has introduced some of the latest designation classes, and encouraged other remodelers to further their professional development. He serves as one of the association’s resources on lead paint regulations and helps drive involvement with social media opportunities. Sperath has his CAPS, or certified aging in place designation, and is a certified lead renovator.

Once the 2007 recipient, Celestini is again recognized as associate of the year for her dedication and commitment to the council’s community service agenda as chair of that committee. As a result of her time and resources, she has led the council to exceed their normal set of standards and commitment toward local charity groups. Her dedication and passion will influence future community service projects.

The STAR Awards celebrate local, active remodelers because of recent exceptional projects, customer service, community involvement, and dedication to professionalism within the industry. Wrenn House Project

If ever there was a project that touched the hearts of remodelers, it was the need for renovations at the Wrenn House, the only Triangle safe house for youth ages 10-17 who run away from home, are homeless, or are otherwise in a crisis situation. For fifteen years the Wrenn House program has been in the 90 year old house which was in desperate need of repairs. The project was a perfect match for our group.

And members have responded with great enthusiasm. Vendors have been generous with materials. The first week of June the facility closed while volunteers replaced 27 windows, removed walls, painted the exterior, repaired a plumbing leak and repaired the front porch. Volunteers also worked to replace the gutters, replace the ramp in the back, and replace the back door, as well as paint the interior and replace the light fixtures and carpet.

Glenn White, Chair of the Council, was overwhelmed by the response of the volunteers and donating vendors. “I am amazed at the outpouring of support in these continued trying times. Each and every time a need has been expressed, a helping hand has been extended. What started out as a quick fix in a few selected areas has grown into a true home makeover in so many ways!”

These renovations not only capitalize on the skills of our group, but will make a huge impact on the ability of the Wrenn House to accommodate these young people whose stays range from one day to several weeks. The original scope of the work grew from repairs to a whole house renovation as members saw the needs of the facility and the results of their efforts to provide an emergency shelter to these youth in crisis. The project is a perfect match for the council’s community service goals and the lower budgets that organizations like Wrenn House are experiencing during the current sluggish economy.

The project not only involves volunteers who come with hammers in hand, but also many hours of organization and planning, of approaching suppliers for donations of materials, of setting up schedules and coordinating with Wrenn House. Even Glenn White has been amazed at the response and the growth in the scope of the renovation.

But most of all, it is a project filled with satisfaction, knowing that the lives of the staff and of the kids they work with will be changed by the efforts the group has expended. It is a project filled with pride as we all see our efforts rewarded not with a check but with a warm feeling in our hearts for the organization’s hard work to reach these young people in need.

As Glenn White expressed to our members, “I also hope you know that the kids that I have seen show up with their life in a pillow case, will feel more at home, thanks to your efforts!”

YOUTH SHELTER TO GET MUCH-NEEDED FACELIFT

Remodelers Council of the Home Builders Association to volunteer with Haven House Services to improve services for homeless and runaway youth in the Triangle

The week of June 7, 2010, Wrenn House Crisis Intervention Program, the only homeless/runaway/crisis intervention program and shelter for youth in the Triangle, will get an extreme makeover courtesy of The Remodelers Council of the Home Builders Association of Raleigh-Wake County.

Builders from across the Triangle are coming together to provide labor and donated items for much-needed repairs including removal of lead paint, replacement of 27 windows, plumbing replacement, damaged wood repair throughout the house, and interior and exterior painting. They will also be preparing for a future expansion of Wrenn House to accommodate more youth in need.

Wrenn House is a program of Haven House Services, which was established in 1973 as a private non-profit organization dedicated to and improving the quality of life for at-risk youth and their families. During 2008-09, Wrenn House Crisis Intervention Program provided emergency shelter for 172 children and all Haven House Services programs directly impacted almost 3,000 youth. Since the 1915 house was acquired by Haven House Services in 1995, few major renovations have been done. After the initial work in 1995, the needs of the children have taken precedence over funding of major repairs. “We are so appreciative of this partnership with the HBA and the donations and volunteer efforts of the Remodelers Council. This support allows us to keep serving the most vulnerable youth in our area,” said Michelle Zechman, Executive Director of Haven House Services.

Glenn White, Chair of the Remodelers Council led the organization of this project, bringing together all of the remodelers and companies donating labor and materials for this significant renovation. "One of our priorities at the Remodelers Council is to serve the community, and this project allows us to do something for our kids. This project started out simply as a ‘project’ to the Council. After the first visit to the facility and realizing that we could make such a huge impact and difference in these kids’ lives just by doing what we do everyday, the Council came together as a whole to make this once-small project so much more. The original scope of work was a pretty short list, but now we are doing almost a whole house remodel because we know it’s so important to make this house a home to these kids,” said Glenn.

The need for support from the community has never been greater. The economic downturn has taken a particularly hard toll on budgets while also increasing the challenges faced by our youth including family homelessness and domestic violence and abuse. Wake County Human Services reports that over the course of a year, approximately 3,300 persons are homeless in Wake County. On any given day, more than 200 children under the age of 18 are homeless, which represents up to 29% of the total homeless population in Wake County.

This much-needed renovation will make the home safer as well as improve energy efficiency and reduce operating costs. “We work hard to provide the best services possible to this at-risk population and now, thanks to the Remodelers Council, our facility will be improved to meet the high standards that we hold for our services,” said Danielle Butler, Program Director of Wrenn House Crisis Intervention Program.

Lead Certification Renewals...did you know?

I was shocked to find out that after completing the "lead certification" class, you had to register with the State of North Carolina to get certified.
You have to complete an individual form and one for your company. The individual certification is for 5 years but the company certification is for only one year. This means that every year you have to pay $300.00 to maintain your certification.
It is interesting that the typical General Contractor's license renewal is approx. $100.00 but the lead certification is $300.00. Makes you wonder if the State is interested in protecting its citizens or just looking for revenue.

EPA Final Rule

EPA issued a final rule to expand the coverage of the 2008 Lead Renovation, Repair and Painting (RRP) Rule by eliminating the "opt out" provision in the 2008 rule. Once the rule becomes effective 60 days after publication, renovation firms will no longer be exempted from the training and work practice requirements of the RRP rule by obtaining certification from the owner of a residence that no child under age 6 or pregnant woman resides in the home and the home is not a child-occupied facility.

It's not good when you hear your electrician say OH Crap!!!

This burned outlet was caused by a loose neutral wire in another room but on the same circuit as the space heater that was plugged in and turned on. The outlet got so hot that it melted the electrical box that could have easily started a house fire.

I guess I'll stop complaining about Arc Fault breakers and the code that requires them.

Lead based paint NBC 17 news story

I touched base with the reporter who interviewed me to see if they killed the report or what happened. As it turns out, the editors were so intrigued that they have expanded their coverage to include other interviews and it is now scheduled to air on Monday 3/1. I don't know if it will be on the early or late edition or both. I guess it depends on if we get more snow.

Non UL Certified Appliances

Hi Gang, You all need to be aware of the non UL certified appliances that are being purchased over the Internet. Our client purchased a very cool space ship like steam shower / whirlpool with TV & Internet which we agreed to install (the last time). Upon final electrical inspection the inspector turned us down because it must be UL certified. This unit did carry the CE certification but that isn't accepted by the NEC or the NC Insurance Commission. Our and our clients only recourse is to get it certified by a special engineering firm to the tune of $925 if it passes on the first go or rip it out (not going to happen). Fortunately the firm is in Morrisville and there is only a $25 travel charge. Of course the distributor is accepting no responsibly and says he sells them all over NC and the country with no problem. (Probably being installed in non permitted projects.)

Non UL rated appliances and fixtures

Hi Gang, If anyone encounters imported fixtures or appliances, use care because many of them are not UL rated. The rating from Underwriters Laboratories is the ONLY certification that the Dept. of Insurance will accept. If you happen to encounter a non certified fixture, there is a company in Morrisville that will do an on site certification but it is very expensive.

5 Remodeling Dos and Don'ts

1. Don’t neglect your home. Do maintain and enhance the value of your home with maintenance and remodeling projects.
2. Don’t try complex remodels on your own. Do call a professional remodeler to get the job done right the first time and save yourself time and money.

3. Don’t necessarily hire the cheapest remodeler. Do a thorough check on the remodeler’s experience, references, and qualifications, such as membership with HBA of Raleigh-Wake County Remodelers Council. Click here to view the list of current members. Use these interview questions to identify the best remodeler for your needs.

4. Don’t lose patience during the remodel. Do prepare yourself for challenges and realistically understand the time and money your remodel may require.

I had an on camera interview today with Laura Barron a reporter from NBC 17 news about the new regulations for lead based paint dust control. I think I managed to cover quite a few issues with the new rule but we'll see how much is actually aired. It is supposed to hit the air waves tomorrow night. 5 Tips for Maintaining Your Home

Check out some tips from professional remodelers on maintaining your greatest investment, your home. Regular home inspection and repair will help maintain the condition of your home and save on costly emergencies in the future.

An informal poll of professional remodelers revealed five tips for maintaining your home to keep it in top condition and support home value. Proper home maintenance should start with a regular inspection of the home’s exterior and the heating and cooling system to ensure the home is running smoothly.

1. Inspect the roof.
An examination of the roof will reveal spots that need repair, preventing leaks that ruin home interiors and valuables. Regular roof maintenance prevents roof problems leading to structural damages and other expensive emergencies.

2. Add insulation.
Most houses can benefit from installing or repairing the insulation barrier in the home. Adequate attic insulation, in particular, keeps the home from losing energy with wasted heating and cooling. A better insulated home means less work for the heating and cooling system and lower energy bills.

3. Repaint surfaces.
A fresh coat of paint does wonders for a home by updating the color palette and giving the home a shiny new start. Quality paint jobs also protect surfaces and prevent problems like rotting wood. Consider using no- or low-VOC paints for reducing fumes while drying and keeping the home air quality more comfortable.

4. Monitor flashing and caulking.
Worn window flashing and caulking allows water to penetrate the walls, causing damage to drywall and framing. Additionally, examine caulking and sealing in bathrooms to ensure water isn’t leaking into walls or floors.

5. Check the water heater and heating and cooling system.

Newer water heaters and HVAC systems can increase home efficiency, bringing down water and energy bills.

Hi everyone, I just got off the phone with Georgia from Majestic Marble and Glass. As you probably know, their showroom is in the Kitchen and Bath Galleries building on Glenwood Ave. This past Saturday and Monday K&B hosted a Remodeling Expo. This is their third or forth event of this type. Georgia told me that they were swamped and that she didn't stop from 9:00 am until close on each day. This type of news along with all of the other business indicators tells me that this will be a great spring for remodeling. Even though I must throttle my enthusiasm back, I can't help but be excited for the future. We are so fortunate to be in the Triangle Area.
